How to Spot and Avoid “We Buy Houses” Scams in Oklahoma

If you own a home in Oklahoma City, you've probably gotten the letters, texts, and yard-sign calls: “We buy houses fast, any condition, cash!” Most of the people behind those offers are legitimate local investors trying to earn an honest living — we're one of them. But a small number use the same marketing to take advantage of homeowners in a tough spot. This is a plain-English guide to telling the difference, so you can sell with confidence whether you work with us or someone else.

Red flag #1: They ask you for money upfront

A real cash buyer pays you. You should never have to send an “application fee,” “processing fee,” “inspection deposit,” or any other payment to receive an offer or close a sale. If someone asks for money before you get paid, stop there. That's the single clearest sign of a scam.

Red flag #2: They can't show proof of funds

A genuine buyer purchasing with cash can produce a bank statement or a proof-of-funds letter showing they actually have the money. Ask for it. If you get excuses, delays, or “my partner handles that,” treat it as a warning. Legitimate buyers expect this question and answer it without drama.

Red flag #3: High pressure and “you have to sign today”

Urgency is a tactic. A fair offer is still a fair offer next week. Anyone who won't let you read the contract, sleep on it, or run it by a family member or attorney is counting on you not looking closely. Honest buyers are fine with you taking your time.

Red flag #4: The price keeps changing

Some operators lock you into a contract at one number, then “renegotiate” lower right before closing — after you've mentally moved on and feel stuck. This often happens with inexperienced wholesalers who never actually had a buyer lined up. Ask directly: “Are you buying this yourself, or assigning the contract to someone else?” There's nothing wrong with an assignment when it's disclosed, but you deserve to know before you sign.

Red flag #5: They avoid a licensed title company

In Oklahoma, a normal sale closes through a licensed title company or a real estate attorney who verifies the deed, checks for liens, and makes sure you actually get paid. Be very cautious of anyone pushing a “kitchen table closing” where you sign the deed over directly in your living room with no neutral third party. A reputable buyer wants a title company involved — it protects both sides.

Red flag #6: “Just deed us the house and we'll take over your payments”

If you're behind on your mortgage, some schemes offer to “take over payments” in exchange for the deed. You sign away ownership but stay legally responsible for the loan — and if they stop paying, your credit gets destroyed and you may still face foreclosure. These deals are almost never in your favor. If you're facing foreclosure, there are safer options.

Questions to ask any cash buyer

Before you sign anything, ask these four questions. Honest buyers answer all of them easily:

  • Can you show proof of funds?

  • Are you buying the house yourself or assigning the contract?

  • Which title company or attorney will handle closing?

  • Is your offer contingent on anything, and can the price change before closing?

The honest part

Here's something a scammer will never tell you: a cash sale isn't always your best move. If your house is in good shape and you have time, listing it on the market usually nets you more money, even after agent fees. A cash offer makes the most sense when speed, certainty, and selling as-is matter more than squeezing out every last dollar. A trustworthy buyer will tell you that honestly instead of pushing you into a sale you'll regret.
